Should I use a penetrating sealer on my garage floor before installing vinyl roll flooring to complete my renovation project?

So, I’ve got this area in my garage that I’m looking to spruce up. I’m thinking of tackling the floor next. I’m considering using a penetrating sealer on the concrete before laying down some vinyl roll flooring. I’m just not entirely sure if that’s the right product to use.
A lovely little studio!
I personally find the concrete to be quite stylish!
Which do you think is simpler to set up, the tiles or the roll?
