How should we address a potential deeper issue with a leaking air conditioner causing damage to plaster on the ceiling below?

Hey, do you have any ideas on how to deal with this issue? Last summer, the air conditioner in the floor above leaked and now we have this problem. It looks like just a paint problem when you touch it, but I have a feeling it’s more than that. Should we try scraping, sanding, or chiseling it out? Thanks! Oh and I forgot to mention, it’s plaster, not sheetrock.

Chances are that Sheetrock is no good. It’s probably falling apart and held together by the paper on the front and back…

Is this a wall and not a ceiling? It’s odd that it would only affect the wall without any damage to the ceiling (like a stain).

I had a similar situation with a customer who needed new Sheetrock on the ceiling in a bedroom and hallway, as well as walls and flooring in the hallway. She filed an insurance claim, but the total cost exceeded $10k.

Consider cutting out the damaged area and inspecting behind the drywall for any frame issues or mold. If everything looks good, replace with new drywall, tape, skim, sand, and paint.

Use a 5 in 1 tool to scrape it, skim coat with pre-mixed mud, sponge with hot water, prime, and paint to avoid dust.
