How can I effectively address the water drainage issues caused by the previous owner’s construction methods without removing the patio due to space constraints?

Hey there, thanks for connecting with me. So, I decided to tackle redoing the siding on my house this year. I had a water issue on one side of the house, but I took care of that by building a French drain last year. However, while removing the old siding and patio border, I discovered some concerning things. Turns out, the addition from the 70’s was built on a rotted and termite-infested foundation. Yikes!

I’m no expert, but I’ve got the tools and resources to handle this myself. I’m planning on replacing the rim joists with treated 2×8’s and installing a patio D-drain to tie into the storm drain. My main concern now is how to properly vent this space below grade. Any advice or suggestions would be greatly appreciated. Thanks in advance! Oh, and I’ve attached some pictures of the project for reference.

If it were me, I’d think about using marine-grade pressure-treated wood for that job. And definitely make sure there’s a solid moisture barrier between the wood and soil. You might even want to consider digging the ground down a bit and adding an underground drain. The wood is gonna have a lot more pressure on it than a regular deck, so you’ll need to plan for the long haul.
