Can a novice renovator transform a large attic space into a functional bedroom with a closet and possibly a bathroom?

Thinking about renovating the attic to make it a bedroom, but feeling a bit overwhelmed? Our realtor sold it to us as a third bedroom, but it needs some work to make it cozy. I’m thinking of turning one of the big open spaces into a closet and maybe adding a bathroom. Any advice for a renovation newbie like me? Have any of you tackled a project like this before? Here are some pics from the listing to give you an idea of what I’m working with.

Totally doable! The bathroom could be a bit trickier because you need to run water lines (both hot and cold) from the nearest sources. We’re actually planning to convert our attic into bedrooms soon, and we were advised to check the floor joists to make sure they can support the weight. Your home looks historic in the pictures, and back then, they often used only 2×4’s which may not be strong enough to handle a live load. Just something to keep in mind.

Absolutely, it’s totally feasible to divide this space into two separate rooms. Setting up a bathroom will be more convenient if there’s already plumbing in place on the floor below.

Just a heads up – attic spaces like this tend to be quite uncomfortable during extreme weather due to poor insulation and air leaks. Using foam board and spray foam will be really helpful. Keeping the Tongue and Groove ceilings is a good compromise, you could seal the gaps and add cellulose insulation in the rafters.

While spray foam is the most effective, there are alternative methods to insulate the space. Fiberglass batts, however, are not recommended.
