Any suggestions on primer types for sealing in odors in our 1970s home with particle board subfloors?

We’re giving our 1970s house a makeover. Got any tips for dealing with particle board subfloors? We’re thinking of caulking this crack and priming the floors. Any suggestions on what type of primer to use to lock in the smell of these old floors?

I’d recommend replacing that with at least 5/8” T&G Plywood instead of particle board to avoid any issues with air gaps and water absorption. Particle board is not ideal for this type of project.

Sand down and apply two coats of water-based alkyd primer/sealer
